REDEVELOPMENT PLAN FOR PROJECT AREA NO. I

(Central Redevelopment Project)
I. (SEC. 100) INTRODUCTION

This is the Amended Redevelopment Plan for Project Area No. 1, the Central Redevelopment Project (the "Project") in the City of Monrovia (the 'City'), County of Los Angeles, State of California.

This Amended Redevelopment Plan for Project Area No. I consists of text (Sections I 00 through I 000), the Amended Redevelopment Plan Map ("Map" shown on opposite page), the Legal Description of the Project Area, attached as Appendix A (page 25), and the Proposed Public Improvements and Facilities Projects, attached as Appendix B(page 28). This Amended Redevelopment Plan has been prepared by the Monrovia Redevelopment Agency and the City of Monrovia pursuant to the Community Redevelopment Law of the State of California (California Health and Safety Code, Section 33000, et seq.), the California Constitution and all applicable laws and ordinances. Wherever the words "Plan," "the Plan" or "this Plan" appear herein, they shall refer to this Amended Redevelopment Plan. Wherever the words "Map," "the Map" or "this Map" appear herein, they shall refer to the Amended Redevelopment Plan Map.

Many of the requirements contained in this Plan are necessitated by and in accord with statutory provisions in effect at the time of adoption of this Plan. Such statutory provisions may be changed from time to time. In the event that any such changes affect this Plan's requirements, and would be applicable to the Agency, the Project, or this Plan whether or not this Plan were formally amended to reflect such changes , then the requirements of this Plan that are so affected shall be superseded by such changes, to the extent necessary to be in conformity with such changes.

II. (SEC. 200) GENERAL DEFINITIONS

The following definitions will be used in this Plan unless the context otherwise requires:

  • "Agency" means the Monrovia Redevelopment Agency, City of Monrovia, California.
  • "City" means the City of Monrovia, California.
  • "City Council" means the City Council of the City of Monrovia.
  • "County" means the County of Los Angeles, California.
  • "Map" means the Amended Redevelopment Plan Map for Project Area No. I
  • "Owner" means any person, persons, corporation, association, partnership or other entity holding fee title to or a long term lease of "real property" in the Project Area as defined herein, for so long as such Owner holds such title or lease.
  • "Person" means any individual, or any public or private entity.
  • "Plan" means the Amended Redevelopment Plan for Project Area No. 1.
  • "Planning Commission" means the Planning Commission of the City of Monrovia, California.
  • "Project" means any undertaking of the Agency pursuant to this Plan.
  • "Project Area" means the area included within the boundaries of Project Area No. 1, as shown on the Amended Redevelopment Plan Map and contained in the Legal Description of the Project Area, and is used interchangeably with the term "Central Redevelopment Project".
  • "Project Area Committee" ("PAC") means the project area committee for the Central Redevelopment Project.
